The number behind the headline
According to CBRE's August 2026 reporting, the Phoenix market held approximately 1,069 megawatts of data center inventory in the second quarter of 2026, ranking fourth among the eight primary North American markets CBRE tracks.
That ranking places Greater Phoenix among the continent's most important locations for cloud computing and, increasingly, AI infrastructure.
Hyperscalers and AI demand
CBRE describes North American demand that continues to outpace supply despite record construction activity. Large cloud and AI operators seek campuses where land, fiber, and power can be assembled at scale, and the Phoenix region has repeatedly appeared on those shortlists.
AI training and inference workloads tend to be denser and more power-intensive than traditional enterprise computing, which changes building design, cooling strategy, and utility planning.
Power is the strategic constraint
CBRE notes that electrical power delivery constraints affect new development timelines. In practice, the question for many projects is not whether there is demand but when power can be delivered to a site.
That makes development feasibility — interconnection timing, substation capacity, water strategy, and local approvals — the critical variable. Announced projects are not guaranteed to be built on their original schedules, or at all.
Business implications
The opportunity extends well beyond data center operators: electrical contractors, power equipment suppliers, energy developers, cooling specialists, engineering firms, and infrastructure investors all sit in the value chain. Independent, well-sourced market intelligence is valuable to each of them. This article is PHX.si commentary; statistics are attributed to CBRE.
